El Edificio O-14 se encuentra localizado en la Avenida del Paseo Marítimo a lo largo de la explanada de Dubai Creek, una conocida Bahía de Negocios (Business Bay) de Dubai donde se han construido edificios altos y rascacielos de nueva planta y donde numerosas empresas de todo el mundo han comenzado a sentar base en la actualidad. Debido a su inconfundible piel exterior de color blanco, el edificio se ha convertido en muy poco tiempo en un verdadero icono arquitectónico para esta ciudad. Las cuatro fachadas innovadoras de color blanco que dibujan caras con formas curvas dejando huecos irregulares en medio, hacen de esta sorprendente obra una escultura en sí misma.

Lo más destacado de este vanguardista e innovador high-rise es la propia estructura del edificio con su característico color blanco. Esta interesantísima estructura esta formada por un exoesqueleto de hormigón perforado que deja 1326 aberturas de diferentes tamaños en las cuatro fachadas que lo conforman. Esta enorme estructura exterior está formada por un muro de hormigón armado y perforado de 60 cm. de espesor; no obstante, a partir del parapeto de la terraza superior se reduce su espesor a tan sólo 40 cm. Para la construcción de la super-estructura que sostiene el edificio se vertieron aproximadamente 19.000 m³ de hormigón.

La doble fachada innovadora a modo de cámara ventilada, no sólo protege el interior de la insolación del desierto de Dubai, sino que además hace que pueda penetrar la luz natural en su interior. El espacio de casi un metro entre la fachada exterior de hormigón perforado y el muro cortina interior tiene la particularidad de producir un fenómeno conocido como efecto chimenea. El calentamiento del muro exterior de hormigón perforado hace que el aire que se sitúa en la cámara ventilada se caliente por encima de la temperatura ambiente, creando así el efecto chimenea; de esta forma, el aire caliente asciende y el interior del edificio sólo absorbe una parte del flujo de ese calor; con este sistema innovador se consiguió reducir el consumo de energía del Edificio O-14 nada menos que en un 30%.

Sobre dos niveles a modo de zócalo, el edificio se eleva 105.70 metros de altura arquitectónica sobre la rasante de la calle dando cabida a 22 plantas comerciales. / On two levels as a base, the building rises 105.70 meters above ground level architecture of the street allowing for 22 commercial plants.






El edificio contiene espacios destinados exclusivamente a oficinas, cuya particularidad es que al ser diáfanos, sin ningún pilar gracias a la superestructura innovadora de la fachada, los nuevos inquilinos podrán distribuir los diferentes espacios para las oficinas tal y como deseen, en función de la actividad que vayan a desarrollar en su interior. La Torre O-14 es sin duda desde el punto de vista estructural y arquitectónico, junto con el Burj Khalifa (el rascacielos más alto del mundo en la actualidad), el Burj Al Arab, la Rose Rotana Tower o la Infinity Tower de SOM, uno de los mejores edificios de la ciudad de Dubai.

Building O-14 is located on Avenue of the promenade along the esplanade of Dubai Creek, a popular Bay of Business (Business Bay) from Dubai where they have built tall buildings and skyscrapers of new plant and where many companies around the world have begun to lay foundation today. Due to its distinctive white exterior skin, the building has become very short time in a true architectural icon for the city. The four innovative facades that draw white faces with irregular curved shapes leaving gaps in between, make this stunning piece a sculpture in itself.

The highlight of this pioneering and innovative high-rise is the structure of the building with its characteristic white color. This interesting structure is formed by a perforated concrete exoskeleton 1326 leaving openings of different sizes in the four walls that comprise it. This huge field structure consists of a reinforced concrete wall and perforated 60 cm. thick, however, from the upper deck parapet its thickness is reduced to only 40 cm. For the construction of the super-structure that supports the building is approximately 19,000 m³ of poured concrete.

Four plants intended solely for parking for 416 vehicles, also stayed below grade of the street, however, on the cover of the socket is enabled passable terrace offering spectacular views of the bay. / Cuatro plantas destinadas exclusivamente a parking con capacidad para 416 vehículos, se alojaron también bajo la rasante de la calle; no obstante, sobre la cubierta del zócalo se ha habilitado una terraza transitable que ofrece espectaculares vista a la bahía.






The innovative double skin ventilated cavity mode, not only protects the interior of the Dubai desert sunshine, but also makes natural light can penetrate inside. The three-foot space between the perforated concrete exterior and inner curtain wall has the distinction of producing a phenomenon known as the chimney effect. The heating of the concrete outer wall perforated causes air which is situated in the ventilated chamber is heated above the ambient temperature, thus creating a chimney effect and in this way, warm air rises within the building and only absorbs a part of the heat flow, with this innovative system is able to reduce energy consumption in Building O-14 no less than 30%.


The building contains spaces exclusively for offices, whose peculiarity is that being airy, no mainstay thanks to the innovative superstructure of the facade, the new tenants may distribute the different spaces for offices as desired, depending on the activity which will develop inside. O-14 Tower is certainly from the standpoint of structural and architectural, with the Burj Khalifa (the tallest skyscraper in the world today), the Burj Al Arab, the Rose Rotana Tower Infinity Tower or SOM, one of the best buildings in the city of Dubai.
